The appraisal process includes defining the appraisal question to be answered, and applying acceptable methodology to the appraisal process.
Much research is done, and data sources are queried. Finally, the appraiser corrolates a final opinion of value from the various approaches, and reconciles
the data into a Final Conclusion.
Of course, exammination of the property, possible survey, environmental testing, home inspection, disclosures, listing agreements, contracts,
highest and best use studies, and other important data may be necessary to determine the true value of a property. Such additional items are
generally not included in the cost of a typical single family residential home appraisal.
